Construction is to begin this spring on two new office buildings at a mixed-use development in Brookfield.

The office buildings will be at The Corridor, which Irgens Partners LLC is developing between I-94 and West Blue Mound Road, west of Calhoun Road.

A six-story, 188,000-square-foot building is to be completed by early summer 2021, with a two-story, 45,000-square-foot building to be finished in late 2021, said Thomas Irgens, executive vice president of Irgens.

Leasing discussions with potential tenants are underway, and Irgens believes half of the space will be under lease before the buildings are completed. The firm didn't name the prospective tenants.

Both buildings will be adjacent and connected to the new Life Time fitness facility and be integrated with the trail system that runs throughout The Corridor.

Amenities in the two new buildings will include conference facilities, a tenant lounge and a building fitness center with lockers and shower facilities, Irgens said.

The Corridor includes two new hotels — a Holiday Inn Express and a Fairfield Inn & Suites — which will open in spring.

Other offices include a regional center for ProHealth Care. Stores and restaurants at The Corridor include Dick’s Sporting Goods, Portillo’s and Old Navy.
