With pricing starting from the mid-$400,000’s along the Collier Boulevard corridor and on the way to Marco Island, interest in the progress on the construction of Antilles has been increasing.  What started as the shared concept of three Iowa developers who have long enjoyed their seasonal homes on Marco Island but were starting to look for something newer, quieter and closer to Naples resort attractions, medical and healthcare facilities and transportation hubs, has grown into JMD Development’s first project in Naples.  Antilles is a 54 acre, 212 luxury condominium residence alternative to older homes in larger and more costly membership and bundled golf communities and their increasing fees and assessments.  It is also not a Community Development District, which will help to keep its fees low.

Antilles homes will feature classic West Indies, island-style architecture reenvisioned along today’s tonal grey palette, highlighted by crisp white detailing and substantial black Bahama shutters.  Both the four-home Classic and Grand Coach Homes offer one- or two-car attached garages.  The low-rise elevator buildings are further distinguished by balconies and decorative railings reminiscent of widows’ walks along the multi dormer-detailed roof lines.  They are configured two floors over parking, six residences per floor with enclosed garage storage and parking spaces for cars and golf carts.

Built around its central five-acre Kingfisher Lake and Wetland Preserve and set back at the quiet end of a long, old Florida style approach, the homes of Antilles offer lake, preserve or landscaped views to focus the homeowners on the natural beauty inherent in this sub tropical paradise and inspire peaceful contemplation and thoughtful exploration.  Sun, Serenity and Southern sweet tea easily describes the pace and ambience at the heart of the Antilles’ lifestyle.

As detailed by Antilles’ interior designer, Laura Youmans, owner and designer of Southwest Florida Designs, the low-rise homes will reflect her keen attention to detail and fine craftsmanship filtered through a clean lined and contemporary aesthetic.  Reinterpreting the look and feel of luxurious resort living, and incorporating the use of eco-conscious and sustainable materials, Ms. Youmans brings 21st century style, technology and design innovations to Antilles.  While the models are under construction, you can preview her designs in the Flamingo Club Amenity Center in early 2020.

The two- and three-bedroom floorplans for the twelve-unit low-rise elevator buildings range in size  from 1,448 to 1,698 square feet.  All plans include separate Laundry Rooms with washers and dryers included and Master Suites with designer closet systems per plan, and Kohler double sink vanities in the Master Suite.  The interior doors are solid routed panel wood doors with Merano hardware.  Wide casings and tall baseboards distinguish the interiors and balance the higher ceilings.  Sleek Decora trim rocker style wall switches elegantly combine form and function throughout.  Advanced wiring for data, voice and video is included as well as recessed lighting and prewiring for ceiling fans and fixtures.  Wide profile ceramic tile is sued in the main living areas and designer carpeting completes the other spaces.  The Kitchens are fitted out with raised panel wood cabinetry with Quartz countertops and backsplashes.  Kohler fixtures and stainless steel GE appliances complete the gourmet level appointments. A wide variety of selections and options is available.  When the models are completed, they will feature pool and Kingfisher Lake views.

The end unit Antigua is the mid-rise’s largest floorplan at 1,698 square feet.  It offers three Bedrooms and two Baths, and features high ceilings, large living areas, island Kitchens, Pantries, Linen Closets and spacious Dining Areas with wide bay windows for long views and lingering during pleasurable mealtimes. The second Bedroom has a distinctive tray ceiling feature.  The large screened-in rear Lanais are accessible through the Living Rooms’ triple width sliders and offer the luxury of comfortable indoor/outdoor living year round.

The interior Barbados is a somewhat smaller floorplan at 1,549 square feet under air.  It also offers three Bedrooms and two Baths and features ten-foot ceilings and a U-shaped Kitchen arrangement with casual snack bar seating and a large Living and Dining space designed to flow easily from room to room.  The wall to wall triple rear slider doors open onto a large screened-in lanai with wide lake and pool views.

The third mid-rise floorplan is the 1,448 square foot Curacao which offers two Bedrooms and two Baths.  Its Master Suite is huge, running almost the full length of the residence and

features a walk in closet nearly as large as the Laundry Room.  The spacious Great Room arrangement has a large island Kitchen that accommodates countertop seating and the living area is focused on its wide views of Kingfisher Lake.  The screened in Lanai spans the width of the Curacao and can be accessed from either the Master Suite or the Great Room.

JMD Development conceived of Antilles as a luxury level island style retreat and selected its site for its inherent natural beauty, located at a quiet distance from all that make Naples a world class resort.  Key to their planning was that it not entail the high fees associated with golf or high membership communities.  The beauty of the resort is its prime resource.  The five acre Wetland Preserve and Kingfisher Lake with its triple-tiered fountain offer every viewing opportunity from thoughtful meditation to nature and wildlife sightings. Linear parks and walking paths make it all accessible and pet convenience and hydration stations engage the homeowners, encourage a sense of community and facilitate an active lifestyle and the sense of well being that it promotes.  As an alternative to other resort possibilities, Antilles is positioned to make life in a smaller development live like a vacation in paradise, with all the newest trimmings.

Antilles’ amenity center, the 5,000 square foot Flamingo Club, offers resort level appointments and concierge services to its owners and their guests, including a state of the sport fitness and exercise center, billiards and movement room, large TV and comfortable couch and armchair gathering space that includes a fireplace, a conference, office, reception and executive center, catering kitchen with adjacent bar seating and casual table arrangements for cards, conversations or coffee from Sonny’s Cafe.  Its outdoor living area is accessed through multiple French doors and is centered on its 3,500 square foot infinity edge pool with sun shelf entry and heated spa. Sun and shade decks and a Tiki Hut Bar with alfresco seating surround the pool area.  Two bocce ball and four pickleball courts are within view of the pool and a large arbor-protected fire pit with comfortable lounge seating is just beyond.  Taken together, the Flamingo Club’s multiple and diverse gathering spots present as many avenues for social and neighborly engagement as it does for exercise and recreation.

Antilles presents an opportunity to live the good life, resort style.  The degree to which homeowners engage can define what living well in Naples can become.  Antilles is represented by JRW Developer Resources, a division of John R.
