SOUTH HACKENSACK, NJ—Goodwill Industries of Greater NY andNorthern NJ, Inc. has signed an industrial lease for 125,500 squarefeet at the newly constructed 400 Huyler St. here.

Cushman & Wakefield represented Goodwill Industries in thetransaction with property owner Forsgate Industrial Partners.

The newly constructed, single-story warehouse property sits onsix acres and will house a large Goodwill Outlet store,accommodating the organization's e-commerce warehouse growth,according to Cushman & Wakefield's top producing U.S.industrial broker, Charles Fern. Fern headed the assignment withThomas D. Tucci, Jason Barton, Stephen Shoemaker, Thomas E. Tucciand Elizabeth Rouse.

The Goodwill Outlet in South Hackensack will sell goods by thepound. As the organization's main Northern New Jersey operationsfacility, it also will operate Goodwill's ecommerce division andsort goods for recycling. Donations of "previously loved" itemswill be accepted at this location, Cushman & Wakefieldreports.

"This highly respected nonprofit, which has been serving ourregional community for more than 100 years, needed a specialbuilding—one close to New York, offering highway visibility andproviding a mix of warehouse and office space with the ability toaccommodate an outlet store," Fern says. "He notes that the 400Huyler Street building will also provide Goodwill 12,000 squarefeet of mezzanine offices, as well as 40-foot clear ceilingheights.

Goodwill NYNJ, a 501(c)(3) non-profit human servicesorganization, operates 34 retail stores and 46 programs throughoutthe New York City metropolitan region, powered by donations ofclothing and household items. Goodwill NYNJ translates thosedonations into employment services for people with disabilities andother barriers to employment.

Nearly 1 million individual donations received by Goodwill NYNJin 2018 funded coaching, placement and retention services for30,000 people. As a result of this work with the community,Goodwill NYNJ helped 2,351 people, including 843 individuals withdisabilities, get work outside its stores at hospitals, tech firmsand public agencies.
