Romanza model at Grandview to present effortless sophisticated environment

FORT MYERS BEACH — London Bay announced that Romanza Interior Design’s Luann Powers Gliwski has completed the preliminary design for a furnished model residence at Grandview at Bay Beach, an 11-story luxury high-rise being developed by London Bay on the last remaining high-rise pad within the gated Waterside neighborhood at Bay Beach on the southern tip of Fort Myers Beach on Estero Island. 

The furnished model will feature finishes from London Bay’s Selection Studio.  Grandview offers walkable beach access and immediate proximity to marinas situated close to the Gulf of Mexico. Open-concept floor plans, ranging from 2,400 to 2,900 square feet under air and an array of on-property amenities, will provide an ideal setting for enjoying life in Southwest Florida. Pre-construction pricing starts in the $900s. London Bay is accepting reservations for residences at Grandview.      

Grandview will feature 58 open-concept residences with three or four bedrooms, dens, three or three-and-a-half bathrooms, and private elevator access. Each Grandview residence will include covered outdoor terraces oriented to the southeast, south, and southwest. Guest bedrooms in each floor plan will have private access to sunrise terraces. Each residence will have one covered garage parking space and its own air-conditioned owner’s storage room. The six residences on the top floor will be penthouses with 11-foot ceilings, and a private two-car garage per unit. Grandview will offer a pet-friendly living environment with no weight restrictions.  Pre-construction pricing starts in the $900s.

The model will showcase London Bay’s 03 or 04 floor plan, both of which include 495 square feet of terrace space, as well as 2,767 square feet under air, a total of 3,262 square feet. Private elevator lobbies and foyers flow into living areas with island kitchens, large dining areas, and great rooms opening to screened and covered terraces. Two of the guest bedrooms in the four-bedroom, three-and-one-half bath plans open to a sunset terrace. The third guest bedroom is off the great room and offers a large space with a walk-in closet. The master suites feature two walk-in closets, baths with separate vanities, walk-in showers, and separate water closets, as well bedrooms.

Gliwski’s preliminary design is focused on creating an effortless yet sophisticated environment with layered textures. Her color palette will include warm gray backgrounds with aqua marine and coral accents. Flooring throughout the living areas will be neutral porcelain tile with gray veining that will convey a natural stone look. Furnishings in the great room will include a neutral chenille sofa, side chairs with a richly textured neutral fabric, a glass-topped cocktail table with a metallic base, and a low media console finished with gray-toned wood. The feature wall will be covered with driftwood-toned grass cloth with a metallic backing. An area rug with a contemporary accent pattern and a coffered ceiling detail with lightly contrasting crown molding will complete the look.  To unify the design, a rectangular dining table will also feature a glass top and a metallic base. The dining chairs will be fully skirted in a neutral linen fabric.  A buffet will feature a painted gray finish.

In the kitchen, the island base will present a gray stained finish that will be contrasted by soft white perimeter cabinetry. Both the island and the perimeter will be finished with white quartz countertops that will include soft gray veining. Polished chrome fixtures and pendant lighting over the island will contribute to the kitchen’s engaging ambiance.

Gliwski’s plan for the study includes a square coffered ceiling detail with crown molding and walls finished in a deeper gray. Furnishings will include a desk and credenza, both will feature a driftwood-toned finish. A side chair and ottoman will be covered with a layered texture fabric. The space will be anchored by a cream and gray woven area rug.

The warm gray wall tones in the living areas will be carried into the master bedroom.  A king-size bed with a tufted pale gray velvet upholstered headboard will serve as the room’s design highlight. The nightstands and dresser will be finished in a gray metallic tone. A hallway leading to the master bath will be flanked by walk-in closets. Painted pale gray vanity cabinets in the master bath will play against white quartz countertops with soft gray veining. Chrome plumbing fixtures, glass cabinetry knobs, and sconces incorporated in the vanity mirrors will lend a note of sophistication. The porcelain tile flooring material will be carried up the walls of the shower.

Grandview’s 01 and 06 floor plans offer 3,286 square feet, 2,923 square feet under air and 363 square feet of terrace space. The three-bedroom plus den, three-and-a-half bath floor plans feature a private elevator entry. Wide foyers lead to living areas that include the great room, dining area and island kitchen. 

With 2,710 square feet, including 2,414 square feet under air and 296 square feet of terrace space, Grandview’s Residence 02 and 05 plans offer living areas that include an island kitchen, a large dining area, and a great room that opens to a screened covered terrace. Two walk-in closets are featured in the master suites, as well as baths with dual vanities, walk-in showers, and separate water closets. Three full baths are included in the Residence 02 and 05 plans.
