<p>The project, led by <strong>One Investment Group</strong>, will convert portions of the aging enclosed mall into a 250,000-square-foot open-air retail center. Plans call for replacing the vacant department store space with a redesigned retail environment that will include new shops, services and a drive-through restaurant.</p>
<p><strong>Sprouts Farmers Market</strong> has already been identified as one of the tenants planned for the redeveloped property.</p>
<p>Work will focus on the eastern side of the mall, while the western portion, including the food court and AMC Theater, is expected to remain open during this phase.</p>
<p>According to the development team, the full transformation is projected to be completed between 2027 and 2028.</p>

<p>The project would rise northwest of Orlando International Airport, in the <strong>Pine Castle area west of Lake Conway</strong>, extending the company’s push into one of the region’s most strategically positioned logistics corridors.</p>
<p>The proposed development fits Dalfen’s broader strategy of focusing on last-mile and infill industrial properties near major transportation hubs and population centers. The firm already has a substantial footprint in Florida and has been especially active around Orlando, where it has acquired existing industrial assets and pursued new development opportunities tied to distribution demand. Dalfen’s own portfolio materials show it has existing Orlando projects near the airport, including <strong>Conway Logistics Center</strong> on Hoffner Avenue, and the company said in early 2025 that it intended to expand further across the state.</p>
<p>The timing is notable because Dalfen has also been monetizing parts of its Florida portfolio. A recent report on one of its South Florida dispositions noted that the company had sold three Orlando industrial parks for $57.5 million before filing these new airport-submarket plans, suggesting it is both recycling capital and selectively doubling down on locations where it sees durable warehouse demand.</p>

<p>Camp Lake Commerce Center is planned as a three-phase industrial park totaling approximately 1.4 million square feet across 163 acres. Upon completion, the total project will offer capacity for 996 parking spaces and 193 trailer spaces, with buildings designed to accommodate 32-foot clear heights and modern logistics operations.</p>
<p>Considered the first logistics project to be developed in Minneola, Phase I will deliver two modern industrial facilities featuring 296 parking spaces, 85 trailer spaces, 60-foot speed bays, dock-high and drive-in loading, build-to-suit office space, and 32-foot clear height in the warehouse. The development will provide efficient, high-quality logistics space in a strategic Central Florida location, offering direct access to the Florida Turnpike and Highway 27 and serving as a critical hub for statewide distribution.</p>
<p>Projected to add 200,000 new residents by 2030, Lake County is seeing major growth, with the Commerce Center development strategically located adjacent to the new $281 million <strong>AdventHealth Hospital</strong> campus. The strong pipeline of development underway in Minneola also includes the visionary Hills City Center, a 96-acre mixed-use destination that will comprise residences, retail shops, senior housing, medical office space and new event space from <strong>Crooked Can Brewery</strong> representing a transformative project that will enhance lifestyle offerings in the city.</p>

The sale involved 93% of the total units in both associations.</p>
<p>Originally constructed in 1985, Whispering Oaks is located at <strong>300 Forest Glen Blvd.</strong> in Daytona Beach, and includes 109 townhome units that average 1,249 square feet. Southern Villas is located at <strong>239 Oak Tree Circle</strong>, was originally built in 1983, and includes 60 units with an average size of 1,214 square feet. Each property offers two- and three-bedroom floor plans and includes a pool.</p>
<p>Additionally, the two communities are located near Daytona International Airport, Daytona Speedway and Embry Riddle Aeronautical University.</p>

<p>A smash room is an interactive entertainment concept that allows guests to safely break and destroy objects in a controlled environment. Participants are provided with protective gear and use tools such as bats or crowbars to shatter glassware, electronics, and other breakable items. The experience is designed as a high-energy, stress-relieving activity and has grown in popularity as part of the expanding experiential retail sector.</p>
<p>The entertainment concept is opening its second location at the prominent corner of Seabreeze Boulevard and A1A, bringing an interactive and high-energy experience to the Daytona Beach market.</p>

<p>Topline Logistics Center sits on roughly 35 acres in Central Florida and is designed as a cross-dock facility geared to high-volume logistics users. Building specs include 36-foot clear heights, 110 trailer parking spaces and 247 car parking spaces, along with four drive-in doors. The site also offers a 185-foot truck court to support efficient circulation and loading operations.</p>

<p>The portfolio is fully leased to a diverse group of corporate tenants and includes <strong>1151 Gills Drive</strong>, a 252,000-square-foot distribution center; <strong>1125 Gills Drive</strong>, a 152,240-square-foot building; <strong>1091 Gills Drive</strong>, a 235,760-square-foot property; and <strong>1075 Gills Drive</strong>, a 72,145-square-foot distribution center.</p>
<p>With an array of bay sizes, cross-dock and front-loading capabilities and generous truck courts, Crossroads Distribution Center can accommodate a broad range of tenant requirements. Additionally, it benefits from easy access to major transportation corridors, including Florida SR 528, Florida’s Turnpike and U.S. Highway 441 (Orange Blossom Trail). It is within a four-hour drive of more than 21 million Florida residents.</p>
<p>Crossroad’s Distribution Center’s infill location in the Regency/Turnpike/Beachline submarket, which is 2.6% vacant, has no new supply coming online in the first quarter as development sites are extremely limited.</p>

<p>Together, these new additions bring seven brokers, four appraisers and additional staff to Cushman &amp; Wakefield’s Florida platform.</p>
<p>The Southcoast team was founded in 1982 to serve the Treasure Coast’s office, industrial, land and retail investors and occupiers in Indian River, Martin and St. Lucie counties as well as the Space Coast, which includes Melbourne, Cocoa Beach and other communities surrounding Kennedy Space Center and Cape Canaveral Space Force Station.</p>
<p>The leadership team, each with a strong and successful track record in Florida commercial real estate, includes <strong>Douglas R. Legler</strong>, who specializes in industrial brokerage; <strong>Stuart Duffin, CCIM, SIOR</strong>, a recognized leader in office leasing and sale transactions; <strong>Nikolaus M. Schroth</strong>, who’s successfully led large-scale residential and commercial development; and <strong>J. Jeffery Allman Jr.</strong>, a proven leader specializing in retail sales, leasing and site selection across Florida.</p>
<p>Valuation &amp; Advisory professionals joining Cushman &amp; Wakefield include <strong>Thomas J. Johnson, MAI, SRA</strong>, Senior Director; <strong>Cristen Crosby</strong>; <strong>Erik Odegard</strong>; and <strong>Nicholas Nightingale</strong>. Additionally, <strong>Casey A. Combs</strong>, <strong>JJ Sanguily</strong>, and <strong>James C. McKinney</strong> join Cushman &amp; Wakefield’s brokerage team, while <strong>Nicole Sirois</strong> and <strong>Jamie Carl</strong> join the firm’s marketing and administrative staff.</p>

<p>Strong net migration to the Treasure Coast has caught the attention of developers and investors looking northward for more affordable options than South Florida. Employment growth for the Treasure Coast, where Port St. Lucie is now Florida’s sixth-largest city with 255,000 residents, was over 13.4% to 176,000 and is expected to rise near 200,000 by 2030. The region’s expansion of new neighborhoods, shops, restaurants and medical facilities has resulted in a northward shift of industrial development over the past five years and increase in planned community zones with mixed-use development.</p>
<p>Space Coast, which is an hour north of the Treasure Coast and an hour east of Orlando, has experienced strong net migration from the outward expansion of Florida’s Tourist Meca. Additionally, its boost from private aerospace firms has attracted an influx of workers and a growing technology sector, which will continue to fuel labor-force growth and demand for consumer services, residential and commercial real estate development. Since 2019, the region saw its population grow by 83,400 with another 40,000 projected through 2030, and the workforce has grown more than 10.2% to 258,000 employees year-over-year Q3 2024 to Q3 2025.</p>
