Residents have moved into Building A at Genova in Estero.

The first building at Genova in Estero is completed and owners are moving in.

The new gated, resort-lifestyle, luxury condo community on Via Coconut Point Road has 205 luxury condos in six Mediterranean, four-story courtyard/atrium buildings overlooking a lake within the Estero Village Center, close to shopping, restaurants, entertainment, sports and schools.

The contrasting colors of the Genova residences rise up above the second-floor courtyard and rain-garden atrium. The palette is borrowed from the Italian Riviera where the 6,000-year-old city of Genova, Italy is located.

Jim Wallace, the designer/builder of Genova said, "The people, lifestyle and architecture of the Ligurian coast is so inspiring. Who is not moved by Portofino, the Cinque Terra and the famous Strada Nuova in Genova? So, like my previous community, Rapallo, I tried to capture that feeling in my newest community, Genova."

"“Like the coastal towns and cities of the Italian Riviera, pinched between the mountains and the sea, our buildings here at Genova are four-story with vertical, contrasting colors — a wonderful change from the beige-on-beige Tuscan tones so common in Southwest Florida," said Wallace.

Genova is the latest resort-lifestyle, gated community by Wallace, who also designed and built Lighthouse Bay at The Brooks and Rapallo at Coconut Point, both in Estero.

Residences at Genova include two-bedroom, two-bath, three-bedroom, two-bath and four-bedroom, three-bath luxury condos ranging from 1,324 to 2,206 air-conditioned square feet in 28- to 38-unit buildings, each with two elevators.

Each Genova residence has a private two-car garage with an 18-foot door and opener. Guest parking is also indoors.

Genova combines the maintenance-free advantages of condo living with single-family home layouts, upscale finishes and over 300 custom-design options for each of the seven floor plans.

Standard features include 40-foot-wide wide layouts, 11- to 20-foot deep lanais, island kitchens with 42-inch cabinets, cook-tops with exhaust hoods, built-in ovens, granite, backsplash, stainless, 10-foot ceilings, 8-foot solid doors, 10-foot walk-in closets and master baths with wet area showers and freestanding tubs. And sound insulation in every wall. These home are very quiet.

Custom-design options include alternative room layouts, coffer ceilings, wall sculpting, crown molding, doors and trim, cabinetry, backsplash, granite/quartz, Kohler fixtures, lighting, tiles, planks, wood, carpeting, Whirlpool, Bosch, KitchenAid, Jenn-Air and Maytag appliances, plus the Genova Design Studio to help you put it all together.

The private resort-lifestyle Club at Genova features a Mediterranean-style clubhouse with beach-edge resort-pool, indoor 25-meter Olympic lap pool, staffed fitness center, aerobics studio, sauna, massage and tournament bocce. The pools and clubhouse are under construction with completion slated for the end of the year.

Genova is adjacent to Estero Community Park and only a short bike or drive to the restaurants and stores at Coconut Point Town Center and Miromar Outlets and 20 minutes to the Gulf beaches and Southwest Florida International Airport.

Condos are priced from $339,600 to $699,600 with club membership included. No equity fees, no annual club dues and no community development district (CDD) fees.

The 2018 condo fees are $559 a month including insurance, water, sewer, pest control, landscaping and building maintenance, all the club facilities, staff, plus reserves. Everything except the homeowner's taxes and electricity.

The first four buildings and 131 condos have been released for sale of which 125 are sold. Building B and C are under construction.
