London Bay's Grandview at Bay Beach luxury high-rise tower will be built on the southern tip of Fort Myers Beach.

FORT MYERS BEACH — With pre-construction pricing starting in the $900s that will remain available only until construction begins, and a Selection Studio credit worth up to $125,000 for a limited time, London Bay Homes’ 11-story Grandview at Bay Beach luxury high-rise tower to be built within the gated Waterside neighborhood at Bay Beach on the southern tip of Fort Myers Beach, offers homebuyers an unprecedented opportunity to enjoy every facet of the Southwest Florida lifestyle. Nearly 35 percent of the Grandview’s 58 residences have been reserved.

As planned, London Bay will begin construction of Grandview once 50 percent of the residences are reserved. Grandview will be the first condominium tower built in Fort Myers Beach since 2008 and the final tower built in Waterside at Bay Beach. Named for its panoramic views of the Gulf of Mexico, Estero Bay, and Southwest Florida’s sunsets, Grandview is the only new high-rise tower in Southwest Florida that offers walkable beach access, as well as immediate proximity to marinas situated close to the Gulf of Mexico’s boating and deep-sea fishing opportunities. Grandview residents will enjoy the building’s coastal contemporary architectural style that presents an up-to-date aesthetic, a selection of open-concept residences ranging from 2,400 to 2,900 square feet, and an array of on-property amenities.

London Bay’s $125,000 Selection Studio credit incentive allows homebuyers to realize a significant savings as they make selections that will suit their personal preferences, or to apply the credit against the purchase price of their residence. The Selection Studio showcases the latest design trends and will provide purchasers with a preview of Grandview’s luxurious finish and optional feature selections. The Studio provides the ultimate selection experience by delivering creatively appointed living environments that reflect London Bay’s clients’ personal styles. A selection program has been specifically designed for Grandview residents and the available selections have been pre-priced.

The Studio presents numerous choices for everything from cabinetry and countertops, to color palettes, flooring, bathroom tile, plumbing fixtures, accessories and artwork, and more, all of which are presented in a variety of vignettes that demonstrate how the finishes will play in a finished space. Clients will be invited to a preview appointment to introduce them to the features included in their new home, and to review available options. The option program allows clients to personalize their new home in a variety of styles and colors to suit their lifestyle and budget.

Designed by Bob Hall of Curts Gaines Hall Jones Architects of Tampa, Grandview’s open-concept floor plans include three or four bedrooms, dens, three or three and a half bathrooms, as well as private elevator access. Each Grandview residence will include eastern sunrise terraces with glass handrails. Sunset waterside terraces oriented to the southeast, south, and southwest will be screened for optimum al fresco enjoyment and provide views of the Bay and Gulf. Six residences on the top floor will be penthouses with 11-foot ceilings and a private two-car garage per unit. Each residence will have an air-conditioned owner’s storage room. Grandview will offer a pet-friendly living environment with no weight restrictions.

Grandview’s resort-style on-site amenities will complement the high-rise’s island contemporary architecture. Grandview residents will host guests in two luxuriously appointed suites that offer privacy and access to the building’s lounge areas and amenities. Residents will take advantage of a fitness center and the adjacent yoga studio. Men’s and women’s changing rooms have been envisioned with stainless-steel fixtures and finishes, along with a shimmery wallcovering.

A floating staircase will curve from the first-floor lobby to Grandview’s second-floor amenities level, “The EL,” a reference to the tower’s brand tagline of “Elevated Waterfront Living.” A catering kitchen will be available to those enjoying the EL’s large lanai and outdoor bar, while covered and open-air gathering spaces with built-in seating, green spaces, floral displays, grills, and fire pits will maximize outdoor views. An interior club room will include more intimate gathering areas, as well as a bar and fireplace.

Grandview residents will also have access to the activities and amenities offered within Waterside, including a resort-style swimming pool and spa, tennis courts, walking and jogging paths, a private open space, a fishing pier, beach access, and the nearby marinas.

The Residence 01 and 06 plans offer a total of 3,286 square feet, 2,923 square feet under air and 363 square feet of terrace space. The three-bedroom plus den, three-and-a-half bath floor plans feature a private elevator entry. With a total of 2,710 square feet, including 2,414 square feet under air and 296 square feet of terrace space, Grandview’s Residence 02 and 05 plans offer an ideal space for year-round living.

The private elevator entries and foyers lead to living areas that include an island kitchen, a large dining area, and a great room that opens to a screened covered terrace. One of the two guest suites includes a private sunset terrace. Three full baths are included in the Residence 02 and 05 plans. The Residence 03 and 04 plans include 495 square feet of terrace space, as well as 2,767 square feet under air, a total of 3,262 square feet. Private elevator lobbies and foyers flow into living areas with island kitchens, large dining areas, and great rooms opening to screened and covered terraces that accommodate outdoor conversation and dining areas. Two of the guest bedrooms in the four-bedroom three-and-a-half bath plans open to a sunset terrace.

The Grandview residences will showcase luxurious finishes and appointments, including volume tray ceilings accented with crown molding in the foyer, kitchen and dining areas. The residences will feature kitchens with designer cabinetry and appliances, freestanding island breakfast bars, and walk-in pantries. The master suites will offer bedrooms with Gulf or bay views. The options and features available to purchasers are on display at London Bay’s Selection Studio that showcases the latest design trends in the building industry.

Situated two miles north of Lovers Key State Park, Grandview is close to the beaches, shopping, dining, and nightlife on Fort Myers Beach. In addition to deep-water access to the waters of the Gulf, the nearby marinas will provide a complete range of docking and maintenance services.
