Phase 2 of Genova rising up in Estero

The top/fourth level of the Phase 2 building at Genova is rising quickly with the concrete top-off expected later this month with roofing and windows installed by June.

The Phase 1 building is in its final stage of completion after 12 months of construction. The first occupants are expected in early May.

The underground for the Phase 3 building is underway with slab construction scheduled to start the end of this month.

Genova is a gated, resort-lifestyle community of 205 luxury condos in six Mediterranean-style four-story atrium/courtyard buildings overlooking a lake in the heart of Estero, close to shopping, restaurants, sports and schools.

The residences include two-bedroom, two-bath, three-bedroom, two-bath and four-bedroom, three-bath luxury condos ranging from 1324 to 2206 air-conditioned square feet in 28- to 38-unit buildings. Each building has two elevators.

Every residence has a private two-car garage with 18-foot door and automatic opener. Guest-parking is also indoors.

Every residence has a lanai and balcony that overlooks a landscaped, two-story atrium courtyard. Every building overlooks the lake.

Prices are from the $320s to $670s.

The contrasting colors of Genova rise up 45 feet along Via Coconut Point Road in Estero. The palette is based on the Italian Riviera, where the 6,000-year-old city of Genova, Italy is located.

Genova is the latest resort-lifestyle, gated community by Jim Wallace, who also designed and built Lighthouse Bay at The Brooks and Rapallo at Coconut Point, also in Estero.

Genova combines the maintenance-free features of condo living with single-family home layouts, upscale finishes and more than 300 custom-design options for each floor plan.  

Standard features include 40-foot-wide layouts, 11- to 20-foot deep lanais, island kitchens with 42-inch cabinets, cook tops with exhaust hoods, built-in ovens, granite, backsplash, stainless, 10-foot ceilings, 8-foot solid doors, 10-foot walk-in closets and master baths with "wet area" showers and freestanding tubs. And sound insulation in every wall. 

Genova’s custom-design options include alternative room layouts, coffer ceilings and wall sculpting, crown molding, doors and trim, cabinetry, backsplash, granite/quartz, Kohler fixtures, Whirlpool, Bosch, KitchenAid and Jennair appliances, tile, wood, carpeting and lighting plus the Genova Design Studio to help homebuyers with choices.

Within Genova is a private resort-lifestyle club featuring a Mediterranean clubhouse with beach-edge resort-pool, staffed fitness center, indoor 25-meter lap pool, aerobics studio, sauna, massage and tournament bocce. Construction of the pools and clubhouse will start in the next few weeks.

Genova is adjacent to Estero Community Park and only a short bike ride or drive to the restaurants and stores at Coconut Point Town Center and Miromar Outlets and not far from the Gulf beaches and the Southwest Florida International Airport.

Condos are priced from the $329,600 to $679,600 with club membership included. There are no equity fees, no annual club dues and no CDD.

The 2018 condo fees are $559 a month including insurance, water, sewer, pest, landscape maintenance, building maintenance, all the club facilities, staff, and reserves. 

Four of the six buildings at Genova have been released for sale and 120 of those 131 condos are now under contract.
