KTS Homes’ unveils Laguna floor plan at Naples Reserve
KTS Homes has introduced a new single-family floor plan in the Parrot Cay neighborhood in the master-planned community of Naples Reserve.
The Laguna is a three-bedroom plus study, three-and-a-half-bath home with 3,142 square feet under air and 5,556 total square feet, including an outdoor living area and a two-car and a separate single-car garage.
From the covered entry you step into the foyer. To the left is the study. Straight ahead is the 23-by-20-foot great room, which has access to the outdoor living area by way of seamless Nanawall impact-rated 10-foot glass folding doors, which from the center, retracts back in two directions.
Adjacent to the great room is the kitchen and formal dining room. The open gourmet kitchen features an island counter with sink and breakfast bar. The attached dining room, which measures 13 by 12 feet, features disappearing, zero-edge sliding glass doors that retract back in two directions. This opens the kitchen and dining room to the outdoor living area.
Also located on this side of the home are the two guest bedrooms, each with its own bath, and the laundry room with sink. Just outside the laundry room is the door which leads to the attached two-car garage.
On the opposite side of the home is the master retreat. The 18- by 17-foot master bedroom has his and hers walk-in closets and direct access to the outdoor living area.
The master bath features his and her vanities, a freestanding, hand-finished, two-person resin tub, a walk-in shower with frameless glass door, and a private water closet.
A half-bath and access to the single-car garage is also found on the master suite side of the home
The dining room, great room and master suite in the Laguna floor plan have access to the private outdoor living area, which features a pool with wet shelf and a professional outdoor kitchen with a built-in grill, an outdoor sink and an under-counter refrigerator.
The base price for the Laguna floor plan is $1,389,670, including a standard home site.

It is base priced at $1,346,550, including standard home site.
KTS Homes’ newest model, the Newport II is under construction and expected to be completed in early June. It too can be toured in Parrot Cay.
The Newport II, which sits on a south-facing lakefront home site, is a three-bedroom plus study, three full-bath, two half-bath home with 3,079 square feet under air and 5,334 total square feet, including an outdoor living area and a side-entry, three-car garage.
Becuase the Newport II is on a lakefront home site, the owner has the option to add a private dock. In the middle of the lake is Kontiki Island, which features a picnic gazebo and is only accessible by boat.
With furnishings, the Newport II model is expected to be priced at $1.7 million, although a final price has not yet been determined.
The Newport model is open daily. Once past the gatehouse, turn left on Naples Reserve Circle, take first right into Parrot Cay, followed by another right turn on Charthouse Circle. The Newport model is the first home on the right side.
