Design partners share vision for Grandview at Bay Beach

London Bay Homes’ award-winning design team is creating a one-of-a-kind living experience at Grandview at Bay Beach, an 11-story luxury high-rise to be built by London Bay on the last remaining high-rise pad in the gated Waterside neighborhood at Bay Beach on the southern tip of South Fort Myers Beach on Estero Island. 

Designed by Bob Hall, of Curts Gaines Hall Jones Architects in Tampa, London Bay Homes’ Grandview at Bay Beach high rise in South Fort Myers Beach will feature a clean and streamlined island contemporary architectural style.

Two miles north of Lovers Key State Park that is known for its wildlife sightings, shelling and dog beach, Grandview is minutes from the beaches, shopping, dining and nightlife that have made Estero Island and South Fort Myers Beach one of Southwest Florida’s most popular destinations. 

Grandview will be the first condominium tower built on South Fort Myers Beach since 2008 and the final tower in Waterside at Bay Beach. Pre-construction pricing for the residences at Grandview at Bay Beach starts in the $900,000s. Reservations are being accepted. 

Buyers of the residences will see the luxury options and features they can select when they visit London Bay’s Selection Studio, which showcases the latest design trends in the building industry. London Bay is now offering purchasers a Selection Studio credit worth up to $125,000 for a limited time.  

Grandview will feature 58 open-concept residences ranging from 2,400 to 2,900 square feet with three or four bedrooms, dens, three or 3½ bathrooms, and private elevator access. Each residence includes covered outdoor terraces oriented to the southeast, south and southwest. 

All six of the residences on the top floor will be exclusive penthouses with 11-foot ceilings and a private two-car garage per unit. The residences are designed to showcase luxurious finishes and appointments, including volume tray ceilings accented with crown molding in the foyer, kitchen and dining areas.

Each of the floor plans presents integrated open-concept great rooms, dining areas and kitchens that present living areas with a flowing feeling. Grandview will offer a pet-friendly living environment with no weight restrictions. 

Designed by Bob Hall, of Curts Gaines Hall Jones Architects in Tampa, Grandview will feature an elegantly clean and streamlined island contemporary architectural style. A contemporary exterior palette of light creams and grays punctuated with stone elements will establish Grandview’s modern feel, while glass handrails on the building’s eastern sunrise terraces will further enhance the effect. 

Sunset waterside terraces, oriented to the north and south, will be screened for optimum al fresco enjoyment. With six units per floor, the tower’s design uses the footprint to widen the interior residences. 

Large areas of low-e glass, along with the terraces, will contribute to a “see-through” feeling that is conducive to the open-concept floor plans while offering energy efficiency.  The porte-cochère’s composited wood accents will be echoed in a trio of folded plate roofs atop the tower. The statement-worthy porte-cochère will open to a two-story lobby.

“The building’s design is very much a modern architectural expression,” Hall said. “With its panoramic views of the Gulf, Estero Bay and Southwest Florida’s sunsets, the name ‘Grandview’ really does apply. The view cone and angle results in a nice floor plan that feels spacious. The tower’s splayed fashion takes in a great, sweeping width of frontage along the residences’ main side.”

Grandview will feature an array of resort-inspired amenities that encourage a vibrant social scene as well as a connection to personal health, wellness and the area’s natural environment. 

On-site amenities designed by Nashville-based Interior Design Associates will complement the high-rise’s island contemporary architecture and showcase the colors and textures of nature. Guests will be hosted in two luxuriously appointed suites that offer privacy for visitors and access to the building’s lounge areas and amenities. 

Residents can take advantage of the building’s fitness center that will feature state-of-the-art strength and cardio equipment as well as motorized privacy shades. The adjacent yoga studio — with a mirror wall, barre and cushioned flooring for impact absorption — will provide space for Zen-seeking residents.

Men’s and women’s changing rooms have been envisioned with sleek stainless-steel fixtures and finishes, along with a shimmery wallcovering in a soft blue hue. 

IDA has finished an interior club room that will include more intimate gathering areas, as well as a bar and fireplace, with cerulean blue, citrine green and turquoise accents. The club room will offer seating areas with contemporary styled furniture, glints of silver and dark undertones. 

A floating staircase will curve from the first-floor lobby to Grandview’s second-floor amenities level, “The EL,” a reference to the tower’s brand tagline of “Elevated Waterfront Living.” 

A catering kitchen will be available to those enjoying the EL’s large lanai and outdoor bar, while a series of covered and open-air gathering spaces with built-in seating, green spaces, floral displays, grills and fire pits designed by Innovations Design Group will maximize outdoor views. 

Grandview residents will also have access to the activities and amenities offered in Waterside, including a resort-style swimming pool and spa, tennis courts, 1.2 miles of walking and jogging paths next to an expansive private open space, a fishing pier, beach access and the nearby marinas.

Romanza Interior Design and Clive Daniel Home are creating the interior designs for Grandview’s two model residences. The models will feature relaxed contemporary designs that highlight the layered vistas of land and water from Grandview’s penthouses on the 11th floor. 

The models will showcase the flexibility of the tower’s 58 residences and the high level of finishes and luxury appointments that will be included in every residence. 

In Residence 1104, Romanza’s award-winning team of interior design professionals has enhanced the views with a great room that will feature a long curving wall of sliding glass doors opening to a terrace, capturing a floating-in-the-sky design. Clean-lined furniture featuring rectangular and oval shapes has been curated to enhance the openness of the residence. Romanza has also selected a palette of light ivory, camel and gray backgrounds accented with soft teals and dark wood tones. 

Clive Daniel Home’s design team has created a color palette of grays and ivories punctuated by slate and marine blues for the Residence 1106 model. Wood flooring will be introduced throughout the living areas to emphasize the open floor plan’s spacious great room, dining area and kitchen. A subway-tile accented wall will offer a built-in linear fireplace and television. In the kitchen, the island will feature a counter surface with a waterfall edge.
