Seagate records strong sales volume in Quail West

Seagate's Pine Valley model was its most recent furnished model to sell in Quail West.

Quail West, one of Stock Development’s premier golf and resort-lifestyle communities in North Naples, features a tropical canopy approach, streets that wind through preserves and manicured fairways and lakes.

The community’s 70,000-square-foot clubhouse, with casual and formal dining, a glass-enclosed heated swimming pool and lounge areas, has undergone a major expansion and renovation project, which in part included the opening of its new two-story, 12,000-square-foot fitness and wellness center with state-of-the-art exercise equipment and rooms for yoga, Pilates, spinning classes and cardio workouts.

The project also includes a new golf pro shop, the Market Café, and an indoor/outdoor seating area.

Enhancements to its two 18-hole championship golf courses was also part of the changes that took place in Quail West. The complete restoration of the Lakes and Preserve courses by J. Drew Rogers, ASGCA, included designing new tees, greens, bunkers and an irrigation system. Greatly enhanced practice facilities and a new pro shop are also part of the comprehensive renovation. The result is two distinctively different golf experiences and more variety for the members to choose from and enjoy.

Behind the gates of Quail West, sales of new homes were extremely strong in 2017. According to its year-end report, the community recorded 34 sales in 2017, including estate homes, home sites and home packages. The total sales volume for 2017 was $70,818,436.

Of the 34 sales, three were recorded by Seagate Development Group. Those three sales resulted in a sales volume of $11.95 million, or an average of $3.983 million per home, nearly twice the community’s average 2017 sales price of $2.083 million.

Seagate’s latest estate home model to sell was the Pine Valley, a four-bedroom, four-and-a-half-bath home with 5,727 square feet under air and 9,251 total square feet.

Designed by Stofft Cooney Architects, the Pine Valley includes a great room that opens to an outdoor living area with a pool and spa, a fireplace, and an outdoor kitchen and dining area. A detached one-bedroom casita is adjacent to the pool. 

The plan also features a double-island kitchen, a club room with a media area, a bar with a window that opens to the outdoor living area, a walk-in wine room, and a lounge area. One of the two guest bedrooms serves as a VIP suite and opens to a private terrace and garden. 

The Pine Valley grand estate was listed at $4.295 million, with furnishings.

With the selling of the Pine Valley model, Seagate Development Group remains busy designing new estate homes, two of which are scheduled to be under construction in Quail West this summer. The homes will be the latest additions to an impressive collection of residences built by Seagate within Quail West.

Other estate home models are also available in Quail West. All were built by Southwest Florida’s most respected builders, including Emerald Homes, Florida Lifestyle Homes, McGarvey Custom Homes, and Stock Custom and Stock Signature Homes.

Emerald Homes’ Ventalo model is a three-bedroom plus bonus room, three-bath floor plan with 3,131 square feet under air and 4,092 total square feet. The home is priced at $999,187, without furnishings. An optional furniture package is available for $62,000.

Florida Lifestyle Homes’ St. Martin II, which just opened, overlooks the 4th fairway of Quail West’s Lakes Course. It is a four-bedroom plus study, four-and-a-half-bath home with 4,341 square feet under air and 7,766 total square feet, including two, two-car garages joined together by a breezeway. It is priced at $2.895 million.

McGarvey Custom Homes’ Southampton model, which recently celebrated its grand opening, is a four-bedroom plus study, four-and-a-half-bath home with 4,475 square feet under air and 6,661 total square feet, including a side-entry, three-car garage. It is priced at $3.75 million, including furnishings.

Stock Custom Homes has three estate home models available for immediate sale.

The Normandy II is a four-bedroom plus study, four-and-a-half-bath home with 4,124 square feet under air and 6,034 total square feet, including a three-car garage. The home showcases an interior by Clive Daniel. It is priced at $2,249,990.

The Aqualina is a four-bedroom, four full-bath, two half-bath home with 4,937 square feet under air and 7,469 total square  feet, including a three-car garage, plus golf cart storage. Christina Villalonga, senior designer for Marc Michaels Interior Design, created the home’s interior. It is priced at $3,599,990, fully furnished.

The Cristale is a four-bedroom plus library, four-and-a-half-bath home with 4,427 square feet under air and 7,190 total square feet, including two, two-car garages with a porte-cochere and motor court. Cinnabar Design’s Laurie Walter, CEO, and Diana Hall, president, were responsible for the home’s interior design. It is priced at $3,580,105, fully furnished.

McGarvey Custom Homes has an estate home nearing completion. The Beechwood, due to be completed by early April, is a four-bedroom plus study, four-and-a-half-bath home with 4,076 square feet under air and 6,927 total square feet, including a side-entry, three-car garage. It is priced at $3.25 million, including furnishings.

A number of unfurnished inventory homes by Stock are also available for immediate purchase.

The Windsor III is a four-bedroom plus study, four-and-a-half-bath home with 4,155 square feet under air and 6,573 total square feet. It is priced at $2,249,925.

The Gardenia II is a four-bedroom plus study, four-and-a-half-bath home with 4,000 square feet under air and 5,876 total square feet. It is priced at $1,874,205.

The Muirfield VI is a four-bedroom plus study, four-and-a-half-bath home with 3,443 square feet under air and 5,327 total square feet. It is priced at $1,371,495.

The Muirfield V is a four-bedroom plus study, four-and-a-half-bath home with 3,375 square feet under air and 4,943 total square feet. It is priced at $1,399,990. 

Additional spec homes and future models are in various phases of construction throughout the community and will be ready for occupancy this year.
