KTS Homes’ introduces new floor plan in Naples Reserve

KTS Homes’ Lido floor plan has a base price of $1,563,660, including a standard home site.

KTS Homes has introduced a new single-family floor plan in the Parrot Cay neighborhood within the master-planned community of Naples Reserve.

The Lido is a four-bedroom plus study, three-bath home with 3,516 square feet under air and 5,875 total square feet, including an outdoor living area, a side-entry, two-car garage, and a separate single-car garage.

From the covered entry you step into the foyer. Straight ahead is the nearly 27-by-20-foot great room with decorative ceiling and seamless NanaWall, impact-rated 10-foot glass folding doors, which from the center, layer back onto themselves.

To the right of the great room is the gourmet kitchen with island counter and breakfast bar. Adjacent to it is the formal dining room that features a set of disappearing, zero edge sliding glass doors that retract back in two directions. This opens the dining room and kitchen to the outdoor living area.

Also to the right of the great room are the three guest bedrooms and the study. Two of the guest bedrooms share a bath while the one that has access to the outdoor living area can be closed off from the rest of the home via a pocket-back door, making it a second master suite.

The study, located off the foyer, has a set of French doors and a decorative ceiling.

To the left of the great room is the master suite, the only room on this side of the home. The master bedroom measures 17 by 17 feet and has a set of sliding glass doors that retract fully back and provide direct access to a deck by the pool.

From the bedroom, one walks past two large walk-in closets to reach the master bath. It features his and her vanities, a freestanding, hand-finished, two-person resin tub, and an oversized walk-in shower with frameless glass door.

Every major room in the Lido floor plan has access to the home’s outdoor living area, which can be described as a relaxing yet luxurious island oasis. It features a pool with wet shelf and a professional outdoor kitchen with a built-in gas grill, an outdoor sink and an under-counter refrigerator.

The base price for the Lido floor plan is $1,563,660, including a standard home site.

Naples Reserve is a 688-acre community featuring a lakefront lifestyle and Southern Coastal-inspired homes. It is located on the north side of U.S. 41, two miles east of the Collier Boulevard intersection.

With furnishings, the Newport model is priced at $1.5 million.

KTS Homes’ newest model, the Newport II is under construction and expected to be completed in June.  

The Newport II sits on a south-facing lakefront home site. The three-bedroom plus study, three full-bath, two half-bath home has 3,079 square feet under air and 5,334 total square feet, including an outdoor living area and a side-entry, three-car garage.

Because the Newport II is on a lakefront home site, the owner has the option to add a private dock. In the middle of the lake is one of Naples Reserve’s most highly regarded amenities, Kontiki Island, which features a picnic gazebo and is only accessible by boat.

With furnishings, the Newport II model is expected to be priced at $1.7 million, although a final price has not yet been determined.
