KTS Homes’ Newport II model under construction
KTS Homes’ newest model, the Newport II, is under construction and expected to be completed in early April. The Newport II can be toured in Parrot Cay, an exclusive custom designed neighborhood in Naples Reserve.
The Newport II, which sits on a south-facing lakefront home site, is a three-bedroom plus study, three full-bath, two half-bath home with 3,079 square feet under air and 5,334 total square feet, including an outdoor living area and a side-entry, three-car garage.
From the covered entry, you step into the foyer. Straight ahead is the 27-by-22-foot great room. Separating it from the outdoor living area is a seamless Solar Innovations’ impact-rated 10-foot glass folding door, which from the center, layer back onto themselves.
To the right of the great room is the open gourmet kitchen with island counter with sink and breakfast bar. Adjacent to the kitchen is the formal dining room. It has sliding glass doors that retract back in two directions, opening the dining/kitchen area to the outdoor living area. Nearby are two guest bedrooms, each with a bathroom. The powder bath is also in this area. To the left of the foyer is the study and master suite.
Just past the study is the private master suite. The bedroom measures 18-by-16 feet and has direct access to the pool via walls of sliding glass that also retract back in two directions.
The master bath features his and her vanities, a freestanding, solid-stone soaking tub, an oversized walk-in shower, and a private water closet.
Beyond the master bath is the 13-by-11-foot walk-in closet. For the ultimate in convenience, it has access to the laundry room which features a utility sink.
In addition to the pool with a wet shelf, spa and fire pit, the rear exterior of the Newport II features an under-roof outdoor living area and outdoor kitchen with cabinets, a built-in gas grill, under-cabinet refrigerator and a stainless steel sink.
The Newport II is on a lakefront home site, which faces south. This gives the owner the option to add a private dock. In the middle of the lake is one of Naples Reserve’s most highly regarded amenities, Kontiki Island, which features a picnic gazebo and is only accessible by boat.
With furnishings, the Newport II model is expected to be priced at $1.7 million, although a final price has not yet been determined.
Naples Reserve is a 688-acre community featuring a lakefront lifestyle and Southern Coastal-inspired homes. Centered around a 125-acre lake, Naples Reserve boasts a number of amenities including the Island Club with its Latitudes Café, Chat n Chill Tiki Bar, fitness center, waterfall resort-style pool, beach volleyball court, bocce courts, five Har-Tru tennis courts, four pickleball courts, Outrigger Activity Center and lakeside fire pit.
Naples Reserve is the north side of U.S. 41, two miles east of the Collier Boulevard.
While the Newport II model is under construction, guests may still view and buyers may choose certain finish options. Guests are also welcome to tour KTS Homes’ Newport model, which is completed and furnished. Its floor plan is nearly identical to the Newport II, with only a few exceptions.
The Newport model is open daily. Once past the gatehouse, turn left on Naples Reserve Circle, take first right into Parrot Cay, followed by another right turn on Charthouse Circle. The Newport model is the first home on the right side.
