The Grandview tower will be built by London Bay within the gated Waterside neighborhood at Bay Beach on the southern tip of Fort Myers Beach.

FORT MYERS BEACH — London Bay Homes reported more than 25 percent of the 58 residences at the 11-story Grandview at Bay Beach luxury high-rise tower are now reserved. The Grandview tower will be built by London Bay within the gated Waterside neighborhood at Bay Beach on the southern tip of Fort Myers Beach. The strong reservation activity at this point in the 2018 winter selling season reflects the appeal of Grandview’s floor plans, location, and the Fort Myers Beach lifestyle.

Designed by Bob Hall of Curts Gaines Hall Jones Architects of Tampa, Grandview will feature open-concept residences ranging from 2,400 to 2,900 square feet with three or four bedrooms, dens, three or three-and-a-half bathrooms, as well as private elevator access.

Named for its panoramic views of the Gulf of Mexico, Estero Bay, and Southwest Florida’s sunsets, Grandview will be the first condominium tower built on Fort Myers Beach since 2008 and the final tower built in Waterside at Bay Beach. Construction is expected to begin in 2018.

Each residence will include eastern sunrise terraces with glass handrails. Sunset waterside terraces oriented to the southeast, south, and southwest will be screened for optimum alfresco enjoyment and provide views of the Bay and Gulf. All six of the residences on the top floor will be penthouses with 11-foot ceilings and a private two-car garage per unit.  Each residence will have an air-conditioned owner’s storage room.  Grandview will offer a pet-friendly living environment with no weight restrictions.  Pre-construction pricing for residences at Grandview at Bay Beach starts in the $900s.

Situated two miles north of Lovers Key State Park, Grandview is close to the beaches, shopping, dining, and nightlife of Fort Myers Beach. Nearby marinas will provide a complete range of docking and maintenance services while offering immediate deep-water access to the waters of the Gulf of Mexico.

Grandview’s resort-style on-site amenities will complement the high-rise’s island contemporary architecture. Residents will host guests in two luxuriously appointed suites that offer privacy and access to the building’s lounge areas and amenities. Residents will take advantage of a fitness center that will feature strength and cardio equipment as well as motorized privacy shades. The adjacent yoga studio, complete with a mirror wall, barre, and cushioned flooring for impact absorption, will provide space for Zen-seeking residents. Men’s and women’s changing rooms have been envisioned with stainless-steel fixtures and finishes, along with a shimmery wallcovering in a soft blue hue with a classic mix of cream and sliver mosaic for the mirror surround.

A floating staircase will curve from the first-floor lobby to Grandview’s second-floor amenities level, "The EL," a reference to the tower’s brand tagline of "Elevated Waterfront Living."  A catering kitchen will be available to those enjoying the EL’s large lanai and outdoor bar, while covered and open-air gathering spaces with built-in seating, green spaces, floral displays, grills, and fire pits will maximize outdoor views. An interior club room will include more intimate gathering areas, as well as a bar and fireplace.

Grandview residents will also have access to the activities and amenities offered within Waterside, including a resort-style swimming pool and spa, tennis courts, 1.2 miles of walking and jogging paths adjacent to an expansive private open space, a fishing pier, beach access, and the nearby marinas.

The Residence 01 and 06 plans offer a total of 3,286 square feet, 2,923 square feet of under air and 363 square feet of terrace space. The three-bedroom plus den, three-and-a-half bath floor plans feature a private elevator entry. Wide foyers lead to living areas that include the great room, dining area, and island kitchen. The great rooms showcase a built-in on the feature wall and open to a screened covered terrace. Elegantly appointed master suites feature wide vestibules, walk-in closets, and baths with dual vanities, walk-in showers, and separate water closets. Master bedrooms include a sitting area. Dens offer spaces for office work or television viewing. Each guest bedroom has a private bath and a walk-in closet. One guest bedroom features a private sunset terrace.

With a total of 2,710 square feet, including 2,414 square feet under air and 296 square feet of terrace space, Grandview’s Residence 02 and 05 plans offer an ideal Fort Myers Beach space for year-round living. The private elevator entries and foyers lead to spacious living areas that include an island kitchen, a large dining area, and a great room that opens to a screened covered terrace. Two walk-in closets are featured in the master suites, as well as baths with dual vanities, walk-in showers, and separate water closets. One of the two guest suites includes a private sunset terrace. Three full baths are included in the Residence 02 and 05 plans.

The Residence 03 and 04 plans include 495 square feet of terrace space, as well as 2,767 square feet under air, a total of 3,262 square feet. Private elevator lobbies and foyers flow into living areas with island kitchens, large dining areas, and great rooms opening to screened and covered terraces that accommodate outdoor conversation and dining areas. Two of the guest bedrooms in the four-bedroom three-and-a-half bath plans open to a sunset terrace. The third guest bedroom is off the great room and offers a large space with a walk-in closet. The master suites feature two large walk-in closets, baths with separate vanities, walk-in showers, and separate water closets, as well as spacious bedrooms.

The Grandview residences will showcase luxurious finishes and appointments, including volume tray ceilings accented with crown molding in the foyer, kitchen and dining areas. The residences will feature kitchens with designer cabinetry and appliances, freestanding island breakfast bars, and walk-in pantries. The master suites will offer bedrooms with Gulf or bay views. The options and features available to purchasers are on display at London Bay’s Selection Studio that showcases the latest design trends in the building industry.
