In the Know: Self-storage units being built on Rattlesnake Hammock

A: A self-storage business to be managed by Extra Space Storage is under construction on the south side of Rattlesnake Hammock Road just west of Collier Boulevard in East Naples.

The three-story 105,000-square-foot building will have 776 storage units, according to the site plan filed last fall with the Collier County Growth Development Department. This project is one of four in the area being built for Johnson Development Associates, a real estate developer based in Spartanburg, South Carolina.

In September, Johnson Development purchased a 1.6-acre parcel of vacant commercial property on Rattlesnake Hammock and an adjoining 1.77-acre commercial lot on Sierra Meadows Drive for $1.95 million. The combined parcels along Rattlesnake Hammock are bordered by Sierra Meadows Drive to the west, Sierra Meadows Boulevard to the south and Coyote Drive to the east.

The entrance to the self-storage business will be on Coyote and it is targeted to open in the third quarter of this year. Sierra Grande Apartments are to the west of the property and Discovery Village senior living community is to its south. RaceTrac plans a gas station and store to the east of it on property it owns on the southwest corner of Rattlesnake Hammock and Collier Boulevard.

Naples-based DeAngelis Diamond is the contractor for the Rattlesnake Hammock self-storage as well as another Johnson Development building under construction behind the RaceTrac gas station on Pine Ridge Road in North Naples. These 575 units over two floors also will be managed by Extra Space and are targeted to open in March.

Meanwhile, Johnson Development is building two other area self-storage buildings here that are set to open in March. A three-story building with 757 storage units also managed by Extra Space is being built off Juliet Boulevard across from the Walmart Supercenter in North Naples. A CubeSmart-managed project being built near Publix on Bonita Beach Road in the Bernwood Park of Commerce east of Interstate 75 in Bonita Springs will have 662 units in a two-story building.
