Real estate show: Differences between homestead and domicile

CBIA SMC presents seminar

The Sales & Marketing Council (SMC) of the Collier Building Industry Association (CBIA) announced business leader Kimberly Mackey, Realtor, founder of New Homes Solutions Consulting and the 2017 recipient of the Florida Home Builders Association (FHBA) Associate of the Year Award, will be the keynote speaker at the Nov. 30 breakfast seminar at Olde Cypress Country Club, 7165 Treeline Drive, Naples. Doors open at 8:30 a.m. for networking and a breakfast buffet that will precede the 45-minute presentation. October sales strong for Neal Communities

In Lee and Collier Counties, Neal Communities saw 28 sales in October, bringing its 2017 total to 219 sales in its south region. Neal Communities’ south region notched seven sales at Avalon of Naples, a multifamily community featuring luxury carriage home buildings, and four sales at Daniels Place, a master-planned community in Fort Myers with 85 single-family homes. The builder’s other high-performing neighborhoods include Coastal Key, Coconut Cove, Cypress Walk, Oaks of Estero and Watermark. Home sites were recently released at Cypress Walk, a gated community of 114 single-family homes with lake and preserve views in Fort Myers. Only 55 home sites remain in the community, with 14 of those recently released. In North Naples, the homebuilder opened pre-sales at its new community Richmond Park featuring its luxury carriage homes. Two of Neal Communities’ neighborhoods are also nearing complete sell out at Canopy and Estero Place, a private, gated community in Estero. Reflection Lakes in Naples is now sold out.

5185 Castello LLC purchased the 6,710-square-foot office building at 5185 Castello Drive, Naples from CC Development Co. of Naples for $1.9 million. Dave Wallace negotiated the transaction.

Law Offices of William Morris purchased Twin Dolphins, 2.14 acres at 700 La Peninsula Boulevard, Isles of Capri from Aircraft Investment LLC. for $1.3 million. Dan Guoan and Bill Young of CRE Consultants represented the seller and Premiere Plus Realty represented the buyer.

RJM-FLM LLC purchased two gray shell office suites totaling 5,618 square feet in Cay West Professional Plaza, 1708 Cape Coral Parkway, Cape Coral from 21st Century Oncology Inc. for $340,000. Stan stouder of CRE Consultants represented the seller and George Vuko of Welsh Companies represented the buyer.

MHKAP LLC leased 5,706 square feet in Boran-Martin Building. 975 Sixth Ave. S., Suite 200, Naples from 975 6th Ave. South LLC. Dave Wallace negotiated the transaction.

Pets First Supply LLC leased 2,400 square feet in International Business Center, 6835 International Center Blvd., Suite 1, Fort Myers from International Flex SWFL LLC. Randal Mercer, Brandon Stoneburner and Nicole Dahlberg of CRE Consultants represented the lessor and Eric Strom of Trinity Commercial Group represented the lessee.

Larue Pest Management Inc. leased 2,400 square feet in International Business Center, 13881 Plantation Road, Suite 11, Fort Myers from International Flex SWFL LLC. Randal Mercer, Brandon Stoneburner and Nicole Dahlberg negotiated the transaction.

Spencer & Co. Salon and Wigs leased 2,300 square feet in Wiggins Pass Crossing at 13495 U.S 41 N., Unit 5, Naples, from Heritage Square Real Estate LLC. Biagio Bernardo and Bill Young negotiated the transaction.
