MIROMAR LAKES — Seagate Development Group LLC will start construction of its Sabbia furnished model in the Sardinia neighborhood at Miromar Lakes Beach & Golf Club within the next 30 days. Miromar Lakes is being developed by Miromar Development Corp. and the only community in Southwest Florida to offer waterfront living, beaches, and golf all at one location.

Acknowledged as the No. 1 community in the United States, Miromar Lakes was named recipient of the National Association of Home Builders’ Gold Awards for Community of the Year and Best Clubhouse, the only Florida winner in history.

Priced at $4.65 million with furnishings and part of Seagate’s Beach Collection in Sardinia, the three-level, 4,782-square-foot under air Sabbia floor plan was designed by Rich Guzman at RG Designs. An additional 1,283 square feet off the ground floor’s lower foyer is designed to allow the purchaser the choice of incorporating a future recreation room, bedroom and full-bath.

Freestyle Interiors’ Lead Designer Ruta Menaghlazi is creating the home’s interior design, and Outside Productions International Inc. crafted the design for the outdoor living area, an elevated pool and spa, and landscaping. Seagate expects construction of the Sabbia model to be completed in summer 2018.

Situated on a lakefront home site that offers long range water views, the Sabbia’s architectural design is reminiscent of modern coastal styles. The home’s main entry is flanked by two garage areas, one of which is 67 feet long. The entry leads to the lower foyer and elevator as well as storage areas, the optional recreation room and bedroom, and a beach patio. Three guest suites with full baths, an immense great room with a sit down bar, refrigerated wine storage and built-in media center, kitchen with a catering pantry and island seating, a dining area, and a powder bath are on the first living level. The stairwell features a two-story window that brings additional character to the architectural design. The great room opens to an outdoor living area with a fireplace, gas grill and refrigerator, a powder bath, dining and conversation areas, elevated pool and spa, and a sundeck, all of which overlook Miromar’s signature lake views.

The second living level hosts the master suite, an additional guest suite with a private bath, a club room, a morning bar and the laundry room. The master bedroom opens to a private owner’s sundeck. Two walk-in closets, a separate water closet, a double vanity, walk-in shower and a freestanding tub are included in the master bath. A second sundeck and a bathroom with a walk-in closet and shower are loff the club room.

The Sabbia residence is Seagate’s second model at Miromar Lakes Beach & Golf Club. The furnished Tortola model in the community’s Salerno 2 neighborhood is under construction and on schedule for completion in December. Priced at $2.595 million with furnishings, the Tortola will showcase an interior by Freestyle’s Menaghlazi and Lucie Simmons. The model’s Hamptons beach house inspired architectural style by RG Designs offers an open-concept floor plan with 3,892 square feet under air plus 1,058 square feet of outdoor living space.

The home’s entry and foyer will lead to a grand room that fully opens to the outdoor living area. The grand room, gourmet island kitchen, and a dining area with a full wet bar will offer an elegant yet comfortable living space. The plan includes a study, four bedrooms, four full baths and two half-baths and a three-car garage. The sitting area in the owner’s bedroom opens to the outdoors while two of the guest suites open to a private walled garden. The third guest bedroom serves as a VIP suite that opens to an outdoor living area with a fireplace, kitchen, dining and conversation areas, a pergola, and a pool and spa.

Menaghlazi and Simmons created a beach style interior with global influences and edgy furniture pieces. Neutral background tones will be accented with teal, tan, rich browns, and black along with a fair amount of foliage. The flooring in the living areas will be natural medium-toned walnut hardwood. A 16-foot pop-up ceiling will contribute to the foyer’s open feeling. Three rectangular reverse soffit ceiling details with hidden LED lighting will establish the mood in the great room that opens to the outdoor living area. Raised dimensional panels with a flat stock trim detail on the feature wall will serve as a background for a built-in that will combine an entertainment console, side tables, and a pair of ottomans. The adjoining kitchen will feature an island with a black base cabinet and antique white perimeter cabinetry, all of which will be topped by quartz counters. A three-tiered ceiling detail in the study will be finished with millwork trim and crown molding. Walk-in closets will flank the hallway leading to the master bedroom that will include a sitting area that opens to the lanai.
