In the Know: Lely Resort apartment complex under construction

Stock Development’s construction of Inspira at Lely Resort luxury apartment complex began earlier this year on the southwest corner of Rattlesnake Hammock Road and Grand Lely Drive in East Naples.

Q: I was hoping you could find out what is going in at the corner of Grand Lely Drive and Rattlesnake Hammock Road. I heard that it was going to be an upscale strip mall. Later I heard that it was a residential development. Can you find out which? If it is commercial, what businesses will be located there?

A: Stock Development’s construction of a luxury apartment complex began earlier this year on the southwest corner of Rattlesnake Hammock Road and Grand Lely Drive across from Wing South Airpark in East Naples.

The project is strictly residential, said Keith Gelder, director of land development for Naples-based Stock Development. The first units in Inspira at Lely Resort will be ready to lease in the fall of 2018, Gelder said.

“It’s going to be a high-end, quality project,” he said. “It’s going to be an asset to Lely Resort.”

Inspira will have 304 apartment units in five buildings under construction adjacent to the Lakoya subdivision at the entrance to Lely Resort off Rattlesnake. Brooks & Freund, a general contractor based in Fort Myers, is handling the construction work.

The largest two buildings in the new community will flank Inspira’s large clubhouse and organically shaped swimming pool near its main entrance off Grand Lely Drive. The other three apartment buildings will border the northern and eastern edges of an existing lake to the west of the clubhouse complex. A conservation area will remain on the western edge of the nearly 15-acre property, site development plans show.

The multifamily buildings will be on newly created roads named Inspira Circle, Inspira Drive and Inspira Lane. Each of the five buildings will have four floors, but there are three different building types, according to architectural plans.

The two larger 113,919-square-foot buildings near the clubhouse each will have 88 apartments. Each of their four floors will have seven one-bedroom/one-bath units, 13 two-bedroom/two-bath units and two three-bedroom/two-bath units.

Two identical 54,854-square-foot buildings on the lake will each have 40 dwelling units. Of their 10 apartments on each floor, two will be one-bedroom/one-bath units, four two-bedroom/two-bath units and four three-bedroom/two-bath units.

The fifth apartment building, a 61,375-square-foot L-shaped structure, will have 48 units. Each of its four floors will have four one-bedroom/one-bath units and eight two-bedroom/two-bath units.

The square footage of the units and their rental costs were not available.

In addition to the apartments, 13 six-bay garages are planned on the northern and southern edges of the community, site development plans show.

The first floor of the clubhouse will include a lounge, gameroom, club room, media room, a cyber café, a place for communal gathering, a conference room, management and leasing offices, and both open and covered terraces, architectural plans show. The second floor will have a fitness center, aerobics/yoga studio, lounge and an open terrace.

Stock Urban, a division of Stock Development, has hired Greystar to manage and lease Inspira, as well as Spectra Apartments, a 324-unit multifamily community Stock completed earlier this year off U.S. 41 in south Fort Myers. Based in Charleston, South Carolina, Greystar is the largest operator of apartments in the United States.
