Minto building three custom choice homes in Dundee at TwinEagles

The Ronto Group’s TwinEagles development in North Naples announced Minto Florida is building three unfurnished Custom Choice homes in the community’s Dundee neighborhood that are scheduled for completion late this year or early in 2018.

The residences will feature Minto’s Inverness II, Turnberry and Prestwick Grand floor plans and will be presented as Custom Choice homes that will be built to the drywall stage and allow purchasers to select finishes of their choice. Pricing will be determined prior to completion.

In addition to the three Custom Choice residences, 19 home sites remain available in Dundee. The neighborhood offers a final opportunity to purchase a 2,600- to 3,800-square-foot residence in the $600,000 to $800,000 price range within TwinEagles. Dundee will include 61 single-family residences on 62-by-135-foot home sites at build out. The secluded neighborhood features water, preserve, and golf course views. Lakes situated at all four corners of the neighborhood, including a lake measuring 34-acres, contribute to Dundee’s tranquil setting that is further enhanced by walking and biking trails. A $25,000 builder incentive is now available for new-build residences in Dundee.

Seven floor plan choices are available in Minto’s Dundee offering. The 2,899-square-foot under air unfurnished Inverness II residence now under construction features a floor plan with three bedrooms plus a study, two baths, a great room and island kitchen, a formal dining room, a covered and screened lanai, a two-car garage, and a one-car garage. The plan can also include a fourth bedroom, media room, and a cabana bath.

The 2,842-square-foot under air Turnberry great room plan also offers two bedrooms, two full baths and one half-bath, and a study. A large island kitchen and dining area combine with the great room to create a flowing living space that opens to a covered and screened lanai. A three-car garage includes a tandem space that offers the possibility of including an additional air-conditioned room.

The 2,905-square-foot under air, Prestwick Grand great room floor plan includes two bedrooms, two full baths and one half-bath, a study, a sitting room, a formal dining room, an island kitchen that includes a pass-through to the lanai that features an outdoor kitchen and a two-car garage. The great room showcases a 12- to 14-foot double coffered ceiling and fully opens to the lanai.

Minto’s floor plan choices in Dundee also include the Turnberry Grand, St. Andrews, Birkdale and Prestwick plans.

Minto’s popular 3,811-square-foot under air, two-story Turnberry Grand great room floor plan includes three bedrooms, three full baths and two half-baths, a study, formal dining room, a lanai with an outdoor kitchen, an upstairs bonus room with a covered outdoor terrace, and a three-car garage with a tandem space that offers the possibility of including an additional air-conditioned room.

The 3,180-square-foot under air St. Andrews plan features a formal living room, dining room, family room, island kitchen, a covered and screened lanai, three bedrooms, a study, three baths, a two-car garage, and a one-car garage.

The 2,840-square-foot under air Birkdale plan offers formal living and dining rooms, three bedrooms, three baths, a study, an island kitchen and family room, a screened and covered lanai, and a two-car garage.

The Prestwick great room plan includes 2,642 square feet under air with two bedrooms, two-and-a-half baths, a study, a formal dining room, an island kitchen, a two-car garage, and a one-car garage. The great room opens to a screened and covered lanai.

Minto’s Prestwick Grand and Turnberry Grand furnished models, that have not been released for sale, are open for viewing in TwinEagles Lockford neighborhood. Lockford features 41, one- and two-story residences ranging from 2,600 to 3,800 square feet under air. Homes are on 60-foot home sites priced from the low-$500s to $1 million. Distinctive Minto design elements include soaring ceilings in the foyers, luxurious master suites, gourmet kitchens. Premium features, such as 12-foot ceilings, granite counter tops, and 18-inch ceramic tile are included.

The Prestwick Grand model’s updated country interior design introduces lighter colors and clean-lined furnishings. A palette of khaki linens with accents of sea foam green and light blues incorporates textural elements. Wood flooring throughout the living areas is walnut with grey undertones. The great room’s coffered ceiling balances a seating arrangement that includes a sofa and two accent chairs. Floor to ceiling tongue-in-groove paneling built out eight-inches from the wall creates a feature wall sized to complement the grand dimensions of the room.

The kitchen features an island that doubles as a breakfast area. The study showcases a leather texture in the coffered ceiling and above a chair rail. Two bookcases and a desk are complemented by a reading chair. A sitting room serves as a retreat and offers a sectional sofa, a wet bar and bistro table. The master suite is decorated in sea foam blues and white tones. A king-sized bed with an upholstered headboard sits across from an oversized dresser. The flooring in the master bathroom is a gray porcelain tile. The vanities showcase cabinetry in gray wood with a lighter granite counter top.

The Turnberry Grand model’s Bahama inspired British Colonial décor features an elegant blue and white color scheme with mahogany and dark cherry woods throughout. Light tile floors contrast the darker wood tones while wainscoting and bold crown molding add to the traditional flavor. Soft white wainscoting is introduced to complement a wall panel treatment that reaches from the floor to the foyer’s second story ceiling.

From the foyer, the eye is drawn through the great room to the outdoor living area and pool. The kitchen offers an L-shaped counter height island with six bar stools. The cabinets are in a dark mahogany finish against brown and gold granite counter tops. The dining room presents a dark mahogany table in with turned legs. The study features hardwood flooring and a traditional desk.

The master bedroom’s morning kitchen features mahogany cabinetry, a granite counter top, and a sink. The master bathroom showcases an oval bathtub, glass-enclosed shower, and his and her vanities in dark wood cabinetry with granite counters. The covered lanai provides ample room for a large dining table and six chairs. The outdoor kitchen showcases granite counters. The pool deck is screened. An upstairs bonus room incorporates a home theater area with two leather sofas.
