Custom model, spec homes now open in Naples Reserve

Two new custom single-family homes are open in the Parrot Cay neighborhood at Naples Reserve, developer iStar’s 688-acre lakefront community featuring Southern Coastal-inspired architecture and resort-style amenities. The homes include a second fully furnished model home by Florida Lifestyle Homes and a finished custom spec home by Marvin Development. Both are the builders’ second projects.

Parrot Cay is one of 11 lakefront neighborhoods at Naples Reserve and offers custom homes by six preferred builders.

Florida Lifestyle’s Siesta Key model features architecture evocative of old Key West with lap and shake siding detailing, mullion windows, metal roof and bracket accents and coastal interior design by Norris Furniture & Interiors. It offers three bedrooms, three full baths, a powder room, study, formal dining room and an open great room floor plan spanning 2,811 square feet under air. The Siesta Key is priced at $1.295 million, fully furnished.

Designer finishes include a vaulted tongue-and-groove wood ceiling in the master bedroom and beamed ceilings above the study, great room and dining room. The model includes a pool and raised spa, paver pool deck and driveway, a summer kitchen and fire pit.

French doors in the great room and master bedroom open to the covered lanai, which extends along the entire back of the home. European white oak flooring is carried throughout the home, as well as top-of-the-line Cambria quartz counter tops. The kitchen includes a center island, a breakfast bar and custom cabinetry. It also has stainless steel Bosch appliances and an adjoining morning room.

The split plan places the master suite in a private wing. It offers his-and-her walk-in closets and a large bathroom with dual sinks, a freestanding tub set at a window and a bay shower with windows.

Guest bedrooms are designed en suite with full baths and walk-in closets.

The Siesta Key has a three-car garage. It provides two-zone air conditioning, energy efficiency features and impact-resistant glass.

The three-bedroom, three-bath Captiva is an encore version of Marvin Development’s Sand Dollar Award-winning, fully furnished first model. The spec home features neutral and earth tone backgrounds and designer finishes, including porcelain wood-look tile flooring, custom solid wood cabinetry, exotic granite in the kitchen and bathrooms, intricate millwork and moldings, and tongue-and-groove ceiling treatments. The Captiva spec home is priced at $1.375 million.

Cathedral ceilings above the great room and foyer visually enhance the Captiva’s 3,166-square-foot open floor plan as do sliding glass doors along the entire back wall of the great room and zero-corner sliding glass doors in the breakfast nook.

The Captiva offers a den, a dining area within the great room, a wine bar with refrigerator and a three-car garage. Outdoor areas include a large covered lanai, gathering space with a summer kitchen and fireplace, and a custom pool and spa.

The kitchen features a freestanding breakfast island framed by paneled columns. Along with custom cabinetry, there is a five-burner electric cooktop, a built-in microwave and oven, and a bottom freezer-refrigerator with ic emaker and water. The adjoining nook showcases a built-in buffet with desk.

The master bedroom has a dedicated sitting room and two coffered ceiling details with cove lighting. The suite also offers his-and-her walk-in closets. Its bathroom includes two vanities, linen cabinetry towers with crown molding and quartz counter tops. A curved wall is behind the freestanding tub and provides entry on each side into the doorless walk-through shower.

The split plan places guest rooms in a private wing. The den has a large walk-in closet, allowing it to be easily converted into a fourth bedroom.

The Captiva features Southern Coastal architecture with stacked limestone accents, wood trim, lap siding detailing and a paver driveway and pool deck. Limestone also clads the fireplace and lanai columns. It has 3,166 square feet of living space and incorporates numerous water- and energy-conserving green features, including two 16 SEER air-conditioning systems, upgraded insulation, EnergyStar appliances and Low-E windows and doors.

Created among 22 lakes and sweeping open water views, the community emphasizes lakefront living with Southern Coastal-inspired homes and amenities along the water’s edge. Lakes provide opportunities for kayaking, canoeing and paddleboarding and scenic vistas. The community’s Outrigger Center, evocative of Key West with its palette of turquoise, beige and white, features a wraparound porch overlooking the lake. Guests can explore Eagle Lake and Kontiki Island aboard the community’s two Duffy boats, Tranquility and Little Skipper. The cruises depart from the Outrigger Center’s floating docks.

The lakefront Match Point complex, offering tennis and pickleball courts, as well as a community boating ramp, is nearing completion.

Additional planned amenities include a tot lot, two dog parks and a meandering linear park for biking, hiking and jogging. Navigating a loop road circling Naples Reserve, the park is designed to engage residents with their natural environment and provide an alternative mode of transportation throughout the community.

Homebuyers along Eagle Lake have the opportunity to build personal floating docks to enjoy paddleboards, kayaks, canoes, electric boats, as well as boats with motors up to 2.5-horsepower.
