Phase II models generating a surge in traffic at Naples Square

The Ronto Group reported that the opening of three new furnished Phase II models has generated a surge in homebuyer traffic at Naples Square. Ronto is developing Naples Square at the corner of Fifth Avenue South and Goodlette-Frank Road in downtown Naples. Naples Square’s walkable lifestyle is bringing a sense of cohesion to downtown by connecting Fifth Avenue to Bayfront with access on 10th Street via Third Avenue South.

Phase II residents continue to close on their new home purchases and are moving in. Just six Phase II residences featuring three Phase II floor plans remain available. The three available Phase II plans range from 2,081 to 3,378 total square feet and are priced starting in the mid-$700s. Each plan features open-concept living areas, open-air terraces, controlled access under-building parking, private storage, and bicycle storage within the garage.

The Phase II models showcase Ronto’s Chelsea, Ballard, and Denison floor plans. Baer’s Furniture’s Janet Graham, ASID created a soft contemporary interior for the 1,843-square-foot Phase II Chelsea model. The 1,732-square-foot Phase II Ballard model features a twilight at the beach inspired interior by Robb & Stucky’s Susan J. Bleda, ASID and interior designer Rachelle Porco. Renee Gaddis, NCIDQ, ASID, GREEN AP, president and principal designer at Renee Gaddis Interiors brought a modern coastal look with an urban feeling to the 2,264-square-foot Phase II Denison model. The models are open daily.

Ronto is now accepting Phase III purchase agreements. A Phase III construction permit application has been submitted to the city of Naples and Phase III construction is expected to start upon permit approval. Eight Phase III floor plans range from 1,460 to 3,238 square feet under air. The Phase III kitchens will feature an enhanced appliance package with a gas cooktop and hood and a wall mounted oven and microwave.

Base priced at $695,000, the Phase III Astoria great room plan offers 1,460 square feet plus a 260-square-foot balcony.  The east and west facing plan includes two bedrooms and two full baths. The great room and the owner’s bedroom open to the balcony. The kitchen’s counter height bar includes a double stainless steel sink, dishwasher and seating. The dining area merges with the great room’s seating area. The plan includes a foyer with a pop-up ceiling detail and crown molding that continues into the great room, a walk-in closet in the owner’s bedroom and a separate laundry room.

The two-bedroom plus den, two-bath Phase III Barton floor plan is base priced at $795,000 and offers 1,593 square feet of living space plus a 220-square-foot balcony. The great room, owner’s bedroom, and guest bedroom open to the balcony that overlooks Naples Square’s landscaped courtyard. An optional pocketing door is available to provide en suite guest quarters. A counter-height island in the kitchen offers seating as well as a stainless steel sink, dishwasher and a food preparation area.

Base priced at $845,000, the 1,698-square-foot Biltmore plan also includes a 242-square-foot balcony. The two-bedroom plus den, great room plan includes a counter-height island kitchen with a stainless steel sink, dishwasher and a food preparation area. The great room, owner’s bedroom, and guest bedroom open to the balcony. The owner’s suite includes a bath with a glass-enclosed shower and his and her vanities.

The Phase III Chatham two-bedroom plus den, two-and-a-half bath plan is base priced at $895,000 and includes 1,883 square feet plus a 260-square-foot balcony. The great room, owner’s bedroom, and guest bedroom all open to the balcony. The Phase III Chatham is available with courtyard views or east and west city views. The plan features a kitchen with a peninsula counter height bar and food preparation area with a double sink and dishwasher. The owner’s suite includes double walk-in closets and a bath with a glass-enclosed shower and tub and his and her vanities.

With its private, oversized one-car garage and a walk-out balcony that adjoins the home’s entry on the ground floor, the Phase III Dorset plan lives like a villa or town home. Base priced at $1,15 million, the northwest and northeast facing Dorset residences feature 2,274 square feet with three bedrooms, a den, three baths, a great room and dining room, and a kitchen that includes a counter height island. The great room and dining room open to a 269-square-foot balcony. The Dorset’s owner’s suite includes a bath with separate his and her vanities and sinks, a soaking tub, and a glass-enclosed shower.

The Phase III Dover plan offers 2,397 square feet plus a 314-square-foot balcony. Base priced at $1.15 million, the plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen, and an L-shaped balcony that wraps around the corner of the building. The great room, dining room, and a guest bedroom open to the balcony. The owner’s suite includes a bedroom with a private balcony and a bath with his and her vanities, a soaking tub, glass-enclosed shower, and a separate water closet. The Dover plan is available with courtyard, southern, and Third Avenue South exposures.

The Phase III Emerson plan provides 2,746 square feet with southern and courtyard exposures. The plan’s living room, large dining room, owner’s bedroom, and one of the two guest bedrooms open to a 366-square-foot balcony overlooking the building’s landscaped courtyard. Base priced at $1.495 million, the plan includes a den, an island kitchen, three-and-a-half baths, and a laundry room.  The owner’s suite includes a bath with his and her vanities, a soaking tub, glass enclosed shower, and a separate water closet.

The two-story Phase III Fenwick plan offers 3,238 square feet with three bedrooms, three-and-a-half baths, formal living and dining rooms, an island kitchen, powder room, first-floor guest suite, and a second floor that includes a flex room, an owner’s suite, a second guest suite and a laundry room. An optional elevator is available. Base priced at $1.55 million, the Phase III Fenwick plan includes a 323-square-foot open-air balcony off the flex room. A glass enclosed shower, soaking tub, and his and her vanities are included in the owner’s bath. The first floor, east or west facing Phase III Fenwick residences provide easy access to Fifth Avenue South and include a private, oversized one-car garage directly accessible from the residence.

Phase III residents will enjoy a redesigned courtyard amenity deck with an enlarged pool deck and a 780-square-foot pool. The new design also includes two tables under the pavilion that is adjacent to the pool. Two gas grills with sinks and two seating areas with fire pits will enhance the outdoor cooking and socializing experience. A club room and a terrace will open to the pool area and include a bar, large screen television, a billiards room, and a furnished fire pit area on the courtyard level. Other amenities include a fitness center, secure under-building parking, private storage, and bicycle storage within the garage.
