The new Institute will address pressing issues of the industry in science and practice. Frankfurt School will conduct research projects, and expand its academic and Executive Education programmes as well as its networking activities. In addition, Frankfurt School will further strengthen its support for the industry to attract young talent. The Frankfurt School Real Estate Institute aims to increase the industry's visibility and strengthen its economic and political relevance.

New independent research conducted on behalf of Boon Brokers, a fee-free mortgage and equity release brokerage, questioned 1,000 mortgage borrowers across the U.K on the topic of mortgage broker fees in the industry.

Does Paying a Broker Fee Result in a Better Interest Rate?

Boon Brokers found that almost half (49.4%) of mortgage borrowers between the age of 18 and 24 believe that they will have access to a better interest rate if they pay a broker fee. Just over a third (33.5%) of mortgage borrowers between the ages of 25 and 34 share this belief. The older the borrower, the less likely they are to take this view. Just 6.7% of mortgage borrowers over the age of 65 agree.

The data differs significantly when filtered by the city of the respondent. In England, Manchester has the highest percentage of respondents sharing this view– at 46.3%. This falls to 34.4.% in Bristol, 34.2% in London, 31.4% in Nottingham, 25% in Leeds and 25% in Norwich.

Gerard Boon, Managing Director of Boon Brokers, commented: “These statistics are worrying. Mortgage borrowers need to understand that there is no link between a brokerage’s fee structure and their product access. A fee-free whole-of-market broker is likely to have the same product access as a whole-of-market broker that charges client fees.”.

Will Paying a Mortgage Broker Fee Result in a Better Service?

Almost a fifth of respondents (18.2%) are aware that fee-free mortgage brokers exist but believe they will receive a better service from mortgage brokers that charge a fee.

The younger the borrower, the more likely they are to believe that paying a broker fee will result in a better service. At the extreme ends of the data, this view is shared by 28.6% of mortgage borrowers between ages 18 and 24 compared to just 3.3% of those over the age of 65.

There is a significant difference in the research on the topic depending on the location of the borrower. Glasgow, Belfast and Manchester have the highest percentage of respondents that share this view, at 24.4%, 22.2% and 23.1% respectively, compared to just 9.4% in Bristol and 10% in Sheffield.

Mr. Boon commented “It’s concerning that young people believe that paying a mortgage broker fee will result in a better-quality service. This is likely to be because they have less experience in the market compared to older borrowers. Younger borrowers may believe in the adage that “you get what you pay for”, even though there is no evidence to prove that this is the case in the mortgage broking industry.

Do You Have to Pay a Mortgage Broker Fee?

Boon Brokers found that many mortgage borrowers believe that they must pay a fee to use a broker service.

Over a tenth (14.3%) of mortgage borrowers questioned are unaware that some mortgage brokers do not charge a broker fee. Once again, the data shows that younger mortgage borrowers are more likely to make less informed decisions than older borrowers due to their lack of understanding of the industry. Considering the UK’s cost of living crisis, most mortgage borrowers will be seeking means to cut their expenses to maintain their living standards.

Due to the cost-of-living crisis, 8.6% of respondents confirmed that they would search for a reputable broker with lower broker fees than their current mortgage adviser when they require their service. This plan of action is especially prominent for younger borrowers between the age of 18-24 (15.6%) and 25-34 (13.5%) compared to older age groups. Only 4.4% and 6.2% of respondents between the age of 35-44 and 45-54, respectively, confirmed that they will search for a cheaper mortgage broker due to the cost of living crisis. This indicates that older borrowers are more loyal to their existing mortgage broker than younger borrowers, even if they could switch to a cheaper alternative.

Mr. Boon commented: “With the cost-of-living crisis looming in the U.K, mortgage borrowers need to understand that they do not need to pay mortgage broker fees to access broker services. There are many reputable fee-free, whole-of-market, authorised firms in the market that borrowers can access. Not to diminish the work of brokers that charge client fees, as there are excellent firms in the market that charge, but mortgage borrowers need to understand their options in order to make an informed decision.”

Should Mortgage Brokers Charge Fees?

11.8% of respondents from the Boon Brokers study agree that mortgage brokers should not charge fees to clients because they receive a commission from the lender. The results show that the older the borrower, after the age of 45, the more likely they are to take this view. 20% of respondents over the age of 65 agree.

Boon Brokers found that there was a difference in the level of broker fees charged to each age group. Young borrowers between the age of 18-24 represented the largest age category of borrowers that were charged a client fee of £1,000 or more in the past – at 10.4%. This statistic fell sharply for other age groups:

25-34 – 3.7%
35-44 – 2.2%
45-54 – 2.1%
55-64 – 2.8%
65+ - 1.7%

Mr Boon commented: “It is worrying that young borrowers between the age of 18-24 represent the highest portion of borrowers paying broker fees of £1,000 or more. Asymmetric information is a significant problem in the mortgage sector among young borrowers, as they are the least experienced in the market of any age category. These statistics indicate that intermediaries charging such large fees may be taking advantage of young borrowers’ lack of knowledge and experience of the mortgage process. The FCA’s new Consumer Duty regulation should ensure that all borrowers are treated fairly regarding fees. Hopefully these statistics become more evenly distributed among the age groups in the future.”

The Review, commissioned by the Code’s Management Board as part of its triennial refresh of the Code, involved extensive liaison with industry and consumer stakeholders, as well as an online survey which was open to all interested parties, including home buyers.

Bridgeman’s report concludes the Code is doing a good job of protecting consumers and driving improvements in customer service standards, with highlights including:
• The Government-approved Independent Dispute Resolution Scheme which is free for consumers to access.
• Full accreditation through the independent Consumer Codes Approval Scheme.
• The sanction regime, including the ability to exclude companies from warranty schemes for failure to comply.
• Its informative website and government-approved contact centre to aid consumers.

However, the report also highlights the need to address gaps and recommends several enhancements to improve the protection offered. These include:
• Aligning different code schemes and simplifying access to complaint advice for consumers (supported by 95% of respondents to the Code Review stakeholder questionnaire).
• Raising the maximum financial compensation threshold, as well as the individual amount that can be awarded for distress and inconvenience.
• Incorporating new requirements for home builders to improve how snagging issues (non-structural defects identified in the first two years post occupation) are dealt with, tackling some of the most common causes of complaint from new build home buyers.
• Broadening the scope of the Code to include shared ownership and strengthening requirements to support vulnerable customers.
• Outlawing financial incentives to complete on properties that haven’t yet met warranty standards and requiring any commissions for recommending products and services to be declared.

The Review also makes recommendations for the wider industry and policymakers to consider, including a cash retention scheme to give consumers extra leverage, as well as an industry compensation fund to underwrite awards made to consumers.

Report author, John Bridgeman CBE, said:
“Buying a new home is one of the most significant purchases we can make which is why proper protection of consumers is essential. My recommendations are designed to deliver enhanced protection, greater levels of financial recompense and a more cohesive approach to customer service and support across the industry.”

Originally due in 2020, this review was delayed due to expectations that the Government may introduce a single statutory code of practice and statutory new homes ombudsman. With this now unlikely to happen in the foreseeable future, it has become more important to align existing Codes where this benefits consumers, to minimise confusion.

Code Chairman, Noel Hunter OBE, said:
“This Review reinforces the importance of robust consumer protection for the buyers of new build homes. The Code’s Management Board has accepted most of the recommendations and we will shortly be consulting on an updated Code. We will also work with policymakers and the wider industry to support the broader recommendations which sit outside our remit.”

The Code review took place from August 2022, involving a wide range of stakeholders, including consumers and consumer advisory groups, industry bodies, developers, agents, and those involved in the wider home building industry. The recommendations were delivered to the Code’s Management Board in March 2023 and the updated Code, incorporating recommendations from the Review, is due to be launched in early autumn, post consultation. Home builders will be given time to transition to the new arrangements and all homes built prior to the launch of the updated Code will continue to benefit from the existing cover in place at the time of purchase (until two years after occupancy). Updated training and support materials will be provided on the Consumer Code for Home Builders website to explain the new recommendations and protection available.

UK workers are finding British offices and places of work to be lacking, as the latest research has branded them as uninspiring and uninviting, with many blaming the pandemic for the shift in work attitudes.

A new report by interior design and fit-out business Claremont has revealed how businesses can make workplaces relevant and compelling by tuning into how employees feel about an office.

Claremont surveyed more than 1,000 office workers across a range of sectors to identify the impact of an office on a workforce’s behaviour and how staff need to feel in order to be happy, healthy and productive.

Dubbed ‘The Workplace Oooh’, the research revealed that almost half of employees – 52% of hybrid workers and 48% of full-time office-based workers – feel uninspired by their workplace, while 42% say their office doesn’t make them feel valued.

It also revealed that the vast majority of today’s employees (84%) expect the office to deliver an experience, rather than it just being a place to complete tasks.

Sarah Syson, Head of Design at Claremont said: “In recent years, the very essence of how, when and where we work has changed and the office has taken on a new role. It’s no longer the everyday place for work and so it must work much harder to make itself relevant and inviting. Now, the office needs to give employees the feelings and experiences that lone working leaves us wanting – those rich in face-to-face contact, collaboration and socialisation.”

The research also revealed the six key emotions that today’s employees seek from their workplace – they want to feel inspired, valued, connected, supported, included and proud.

Camaraderie and a feeling of connection with colleagues is key – over a third (35%) of all employees and 42% of hybrid employees said they want to visit the office to feel human connection and teamwork is what makes people feel the most productive and positive about being in the office.

Cost of living has also had an impact on attitudes to places of work, with 28% of people sharing that a major reason they would visit the office is to be in a heated space. For the youngest workers, this rose to 31% of Generation Z.

Equally, workers revealed red flags that can put them off attending the office including poor kitchen facilities, poor & outdated office etiquette, lack of quiet spaces, no wellbeing spaces, concerns about cleanliness, no access to the outdoors and even bad coffee.

The data also revealed that:

- Nearly a third of employees want a fun creative environment (30%), closely followed by using brilliant technology (29%)
- Seeing friends and working as part of a team is also essential for modern workers, with almost a third saying it makes them feel positive about work (32%) and the same saying it makes them feel productive (31%)
-Collaboration is also highly valued but mostly by the Baby Boomer generation with 40% saying they want face-to-face collaboration opportunities.
- Almost a quarter (24%) of this audience also wanted better technology in the workplace to help them collaborate with colleagues

Generational differences are highlighted too, with stark attitude shifts from Baby Boomers through to Generation X, Millennials and Generation Z. The youngest group of workers,

Generation Z, are the proudest of their workspaces at 84%, but they do have high expectations of it with a fifth (20%) expecting it to be environmentally conscious

Inclusion mattered to all workers, covering a range of needs including flexible working. Flexible working was highlighted as an important factor for female employees (45% compared with 37% of men) and was prevalent most for Millennials and Generation X.

Sarah continued: “The research really highlights that a workplace needs to suit employees’ evolving demands – which means catering for their emotional needs and helping them to feel happy, healthy and more productive – as well as meeting their more practical task-based needs with systems and technology.

“With factors including flexible working, cost of living and eco-conscious workspaces being highlighted as important to workers, it’s more important now than ever before for a workplace to meet workers’ needs at every level.

“The research also highlighted that far too many workplaces aren’t up to the job and they definitely don’t have ‘The Workplace Oooh’, which could well lead to high staff turnover or recruitment struggles down the line.”

Data shows that artistic flair at the office can have a positive influence on employees. A study from the Business Committee for the Arts and the International Association for Professional Art Advisors, revealed that 78% of office workers felt that art reduces stress at work. Unispace partners with Casa Congo - a sustainability hub in El Astillero, Nicaragua, where local communities and international experts come together to create projects that address challenges in climate change, social inequality and economic development. Collaborating with a local women collective known as Las Tejedoras - or The Weavers - Unispace have designed over 30 bespoke tapestries that are produced thanks to the upcycled plastic weaving skills of the local community to create sustainable artwork for offices across the globe.



One tapestry alone is stitched together using more than 2,500 plastic bags, collected from the local beaches and waters, villages and tips of Nicaragua.
